Matthew Congdon is a lifelong resident of Broome County and has been a full-time appraiser since the early 1990s. He has vast experience in a wide range of simple to complex properties throughout New York and Pennsylvania and is licensed to do appraisals in these states.
All appraisals are prepared in compliance with the Uniform Standards of Appraisal Practice (USPAP), the Standards of Professional Practice and Code of Professional Ethics and Standards of Professional Practice of the Appraisal Institute and, and when appropriate, lending regulatory requirements such as Financial Institutions Reform, Recovery and Enforcement Act of 1989 (FIRREA) and Title XI Regulations.

Appraisal Formats
We can give you a choice of two basic appraisal formats to meet your affordability and documentation requirements that can be regarded as "abbreviated" and "standard" in common terms. In more precise industry terms, they are "Restricted Appraisal Report", and "Appraisal Report" formats. The appraisers can help you determine which format will best suit your needs.
